GST On Under Construction And Ready-To-Move-In Buildings

GST on property is applicable in the case of construction of a complex, building, civil structure or a part of such structure since it is a supply of service. This includes a complex or building (whole or part) under construction and intended for sale to a buyer.

GST on property is not applicable if the sale takes place either after the building is completed and Completion Certificate has been received or after the first occupation. This is because the sale of the building is not considered as a supply of goods or supply of services as per CGST Act, 2017.

Implementation Of VAT In UAE Provides Opportunities For Accountants

As a member of Gulf Cooperation Council (GCC), UAE is set to implement Value Added Tax (VAT) from 1 January 2018.  It has been agreed that the remaining GCC countries would implement VAT by late January 2019.

Accountants have a very critical role to play in the transition to VAT and to ensure continuous compliance for their clients.

Implementation of VAT in UAE is similar to GST implementation in India.  Opportunities in Financial & Accounting services are available during the pre-VAT and post-VAT period.  This is a very good outsourcing opportunity for accounting practices in India.  Accountants in India are now getting trained and experienced in GST accounting.  Their expertise will be of immense value in UAE accounts with the new tax regime.

GST To Create Job Opportunity For Commerce Graduates

GST is a new concept in India.  When it was introduced in July 2017, no one had knowledge or experience.  It became a learning process for all.

One month’s training in GST is recommended for Accountants.  Expert GST knowledge is a must because:

  • Small mistakes can create huge cash flow errors.
  • Learning on the job can take up too much time.
  • Strict compliance with account keeping is required under GST
  • Any entry in registers, accounts, and documents should not be erased or overwritten.
  • All incorrect entries, other than those of clerical nature, have to be scored out under attestation before correct entry is recorded.
  • In case registers and other documents are maintained electronically, a log of every entry edited or deleted has to be maintained.
  • Each volume of books of account maintained manually by the registered person should be serially numbered.
